Over the past five years since 2021, our group of companies has been intensively involved in the development and purchase of land in Canada. To this end, VP Nova Scotia Ltd. was founded as an independent special purpose vehicle (SPV) within Hudecek Holding GmbH.
1. Successful land development in Canada
During this time, we have acquired approximately 1.5 million square meters of lake, forest, and building land at four locations in Nova Scotia.
The province is characterized by a climate similar to that of Central Europe, only slightly cooler due to the influence of the Atlantic Ocean, and is increasingly attracting international buyers, especially from Germany, Switzerland, and Austria, who appreciate the typical Canadian way of life.
2. Planning & building regulations
The Canadian building regulations (Nova Scotia Building Code) require the following for buildable land:
• Minimum size of 7,000–10,000 m²
• BIO-Septic system (ecological sewage treatment plants)
• Electricity connection
• Drinking water from a private well
• Access road with connection to the public road network
Our development strategy takes all these requirements into account right from the development phase.
3. Parceling & development
Last year, we divided most of our land into building plots averaging 10,000 m² and began gradual development.
The aim is to prepare fully prepared plots of land (“ready to build”).
4. Product: Natural log houses made of Canadian cedar
Our vision is to offer future customers unique building plots in combination with high-quality natural log houses. The special features:
• Canadian cedar from the west coast, 6000 km away
• Tree age up to 320 years
• Trunk diameter up to 60 cm
• Solid, durable construction, ideal for harsher climates
• Construction by German master builder and carpenter
The houses are offered turnkey, directly on the lake, river, with lake views, or on natural forest plots.
We offer three floor plans with 70 m², 90 m², and 160 m² of usable space, optimized for second homes, vacation rentals, or permanent living.
5. Model home & construction progress
• Starting in fall 2022: Start of development
• Starting in June 2023: Shell construction of the model home at Dobson Lake
• Spring 2025: Interior work completed
The model home serves as a showpiece where future customers can experience the quality of the materials, the standard of workmanship, and the construction method for themselves.
6. Marketing strategy
In the first phase, we plan to actively market 110 plots of land, including turnkey houses, for the eurozone.
The target group includes:
• Europeans who want a second or primary residence in Canada
• Investors seeking diversification outside the eurozone due to geopolitical and economic uncertainties
• Customers who want to live or invest in a natural environment
A key advantage is our contact person in Europe (Vienna), who reliably coordinates the entire process from land purchase to planning and completion in German or English.
7. Growth prospects & land reserves
If the market launch is successful, we have reserved an additional 28.5 million square meters of land as an option.
After deducting the development roads, around 2,100 additional plots with log cabins could be built there.
This gives the group long-term development potential, making Nova Scotia a key strategic growth area for many years to come.
